The interior will showcase a 3,000 sf mezzanine and will cover over 6,000 sf of first and second floor interior improvements. Offsite infrastructure improvements are included in the scope and will provide new utilities, street lights, pavement and sidewalks to Nandina Ave and the surrounding area. The building is constructed with a 40 ft clear height, and will include a top grade ESFR Sprinkler System which allows for higher stacking of inventory. The system includes a diesel fire pump and pump room. The foundation of the structure begins with an 8-inch thick slab, poured using Ductilcrete technology. This method reduces curling and future maintenance, uses fewer joints in the concrete, and increases the joint spacing. The result is a smoother surface and increased load capacity.

The building’s doc doors will be equipped with specialty 50,000 pound doc equipment using airbag levelers instead of typical bumpers. The interior of each speed bay will feature specialty lighting. The roof of the building will be constructed with a 4-ply built-up roof system with a 15-year NDL warranty. Motorized gates will separate the parking lot from the truck yard. The center is located off the 215 Freeway near the Perris Reservoir and the March Air Reserve Base, next to other prominent distribution centers for Amazon, Walgreens and Ross. KPRS also constructed the First Nandina Logistics Center for First Industrial, which is occupied by Lowes.
